VILLAGE OF GREENWOOD LAKE ZONING BOARD OF APPEALS LEGAL NOTICE To Whom It May Concern: LEGAL NOTICE is hereby given to all persons that Aaron Nowak, the petitioner, has applied to the Zoning Board of Appeals of the Village of Greenwood Lake, for a Variance and/or Interpretation pursuant to Chapter 120 Section 10, of the zoning laws of Greenwood Lake said petition for a variance and or and interpretation seeks authority for the petitioner to construct a handicap ramp which requires the said zoning board to review the section of the law as stated here and above. The property which is the subject of said action by the Board is identified as Section 308, Block 8, Lot 10.1 on the tax map of the Village of Greenwood Lake and is also known as the address 14 Hazen Street Greenwood Lake NY 10925. All interested parties to be heard on the Board’s actions must appear at a public hearing to be held commencing at 7:30 P.M. on November 16th, 2023, at the Village Hall at 18 Church Street in the Village of Greenwood Lake, New York. Documents relating to this application may be inspected by the public during regular business hours in the Building Department at Village Hall. Published 10/18 and 10/25
Diane Bramich: Would you like to explain what you’re doing?
Aaron Nowak: We would like to build a handicap ramp, we are not coming out any further than our current stoop is, so we aren’t coming any closer to the street than we are right now. We are going horizontal to our house.
John Ziboro: Are you going a little bit longer?
Aaron Nowak: Yes.
John Ziboro: For everyone’s clarification of the requirements of the building of the ramp needs a 21 front yard instead of a 25 which is required so it’s a 4ft variance for the ramp.

Vic Ludmere: What is going on with the Steakhouse?
John Ziboro: We don’t have to do anything more with the Steakhouse. The planning board is doing everything they are supposed to be doing and the Steakhouse can’t move forward on the site until the planning board gives them approval so they can’t proceed with the variances we granted them anyways. We probably should have made the 2nd variance regarding the height subject to the approval of the planning board but the planning board is doing it anyways so in effect it’s the same thing.
